Comet Construction

Tenant improvement, start to Certificate of Occupancy.

We are a general contractor, but most of what a brand buys from us happens before anyone swings a hammer and after the last inspection passes. Here is the whole scope.

Preconstruction

The number you can build to.

Most schedule failures are priced in before mobilization. Preconstruction is where we take them out: a scope that matches the drawings, a subcontractor list that can actually staff the job, and long-lead equipment identified while there is still time to do something about it.

We work as landlord representative or tenant representative in a construction management capacity, and we are comfortable being brought in at concept, at permit set, or at bid.

01

Surveys & conceptual design

Existing conditions surveys, conceptual design, and scope generation from concept documents.

02

Design coordination

Constructibility review and coordination across architect, MEP, refrigeration and equipment vendors.

03

Budgeting & estimating

Conceptual budgets, trade-by-trade bid leveling, and a GMP or lump sum you can hold us to.

04

Permit expediting

Notice of Commencement, filing, plan review response, resubmittal and every trade permit underneath it.

Sector 01

Grocery & supermarket remodels

An occupied supermarket remodel is a retail operations problem wearing a hard hat. The store is trading, the customers are shopping the aisle you are demolishing, and the store manager has a sales number to hit regardless of what your schedule says.

We phase the work department by department, build hard barricades that look finished from the sales floor, control dust and noise against the store's own life-safety systems, and walk the floor with the manager before every open.

  • ▸ Night and off-hours phasing with daily floor turnover
  • ▸ Refrigeration, rack and case coordination
  • ▸ Décor, signage and department fixture packages
  • ▸ Front end, checkout and customer service remodels
  • ▸ Restroom, deli, bakery and produce build-outs

Sector 02

Restaurant & QSR build-outs

A restaurant packs more trades per square foot than anything else in commercial construction, and almost all of them are sequenced behind one another. Hood before ceiling. Grease waste before slab pour. Gas before final. Miss one and the health inspection slides two weeks.

We build to brand standard, coordinate the owner-furnished equipment package against the actual delivery dates, and run the health, fire and building inspections as one sequence rather than three separate scrambles.

  • ▸ Full restaurant build-out, ground-up or in-line
  • ▸ Commercial kitchen, hood and fire suppression
  • ▸ Grease interceptors and grease waste
  • ▸ Walk-in coolers and freezers
  • ▸ Bar, dining room and brand-standard finishes
  • ▸ Patios, drive-thru lanes and site work
  • ▸ Health department and fire marshal coordination

Sector 03

Retail & multi-site rollout

A rollout is judged on consistency, not on any single store. The prototype has to survive twelve different landlords, twelve different work letters and twelve different building departments, and still look identical when the customer walks in.

We standardize the reporting so your real estate team reads one format across the whole program, and we keep the same project leadership on your account from the first store to the last.

  • ▸ Prototype and brand-standard build-outs
  • ▸ Landlord work letter review and delivery-condition disputes
  • ▸ White box and vanilla shell
  • ▸ Permitting in every Florida municipality
  • ▸ Program-level schedule and cost reporting
  • ▸ TCO, CO and turnover packages

Why brands hand us the keys

Transform your place of business without slowing your pace of business.

The parts of a tenant improvement that actually slip are the four we organize the company around.

Permitting is in-house

We file it, we track the plan review comments, and we chase the resubmittal. We are qualified to work in every Florida municipality, so nobody on your side has to learn a new building department.

We build in occupied stores

Sales never stop for the remodel. Phased night work, hard barricades, negative-pressure dust control, and a walk-through with the store manager before every open.

One coordinator on your account

RFIs, submittals, inspection scheduling and OAC minutes come from the same person from preconstruction through closeout. You are not re-explaining your project every month.

Closeout is a deliverable

Punch list, final inspections, O&M manuals, warranties, as-builts and the CO package are assembled as the job runs, not scrambled for in the last two weeks.

How a job runs

Four phases, and you know where you are in all of them.

PHASE 01

Preconstruction

Scope generation, constructibility review, subcontractor solicitation and bid leveling, and a budget you can take to your real estate committee.

PHASE 02

Permitting

Notice of Commencement, jurisdictional filing, plan review comment response, resubmittal and permit issuance, tracked on a schedule you can see.

PHASE 03

Construction

Phasing plan, RFI and submittal logs, long-lead tracking, inspection scheduling, and OAC reporting on your cadence.

PHASE 04

Closeout

Punch, final inspections, Certificate of Occupancy, warranties, O&Ms and as-builts, plus a post-open walk once you are trading.

Where we work

Qualified to work in every Florida municipality.

Our license carries statewide. Wherever the site is, the permit is ours to pull and ours to chase.

Our team

Who you will be dealing with.

Direct lines. Not a general mailbox, and not a form that routes to one.
